Triangle Painting and Siding was awarded the exterior painting and texturing contract for a new 106,816 sq ft concrete tilt-up warehouse facility. This large-scale commercial
project required a specialized process to properly prepare, prime, texture, and finish the exterior surfaces to meet strict durability and aesthetic standards.

Scope of Work

• Pressure washing the full exterior to remove concrete release agents
• Priming with Sherwin-Williams Loxon Masonry Primer
• Application of medium texture finish using Sherwin-Williams ConFlex UltraCrete
• Topcoat application using Sherwin-Williams A-100 Exterior Latex Paint in three custom-selected colors
• Painting of doors, frames, interior structural columns, and designated utility areas (e.g., Fire Room)

Project Challenges

The most significant challenge was the scale and complexity of the project, completed by a single crew. Coordination with other trades and adapting to weather conditions required flexibility and planning. A notable technical obstacle involved applying the textured coating: the electric sprayer’s limited hose reach required it to be lifted into the basket alongside two painters, creating a physically demanding and precise workflow. Moisture content of the concrete was closely monitored (required to be ≤15%) prior to paint application.

Establishing clean, sharp paint lines over the textured surface (similar to a popcorn finish) proved difficult with standard masking techniques. Success was achieved using a combination of specialty tape, shields, and manual detailing.

Outcome

Despite three mid-project change orders, the project was delivered on budget and completed within the expected timeline. The final result met the high standards set by the client and Sherwin-Williams, and demonstrated Triangle Painting and Siding’s ability to handle large, technically demanding commercial projects with professionalism and precision.
